Hello homeowners!

Before working in this industry there were things that I would have never known to look for while owning a home. The biggest one for me was checking your crawlspace periodically. For most people it is out of site out of mind. Water damages occur more commonly than you think inside of your crawlspace. Broken pipes can happen over a long period of time or break suddenly causing major damages. You could have pooling water on your vapor barrier, wet insulation, and a belly bang full of water. If you happen to have wet insulation, the longer that it sits there like a wet sponge you could potentially be causing damages to the flooring of you home. It is important that you know where the access is for your crawlspace so that you can peak in there with a flashlight. If your water bill is higher than normal, that is a good indicator that you may also want to check in there.

So, if you do check in there and you do see water, the first step would be is to call a plumber so that they can stop the leak. Whether your leaving for vacation or in our area a lovely snowbird, there are some steps to follow to help prevent water damage while your home is unattended.

Some of the major causes of water damage are busted pipes, leaky water heaters, freezing pipes, and appliance leaks. So, check the following five things before leaving.

                1.Shut off the water supply to the washing machine, toilets, sinks, and ice makers.

  1. In colder climates do not leave your thermostat below 55 degrees.
  2. Check your basement/crawlspace to make sure your sump pump is working correctly, and that you do not have any leaking pipes.
  3. Shut off your gas supply and set your water heater temperature to vacation setting. New water heaters have a temperature dial called “VAC” for vacation setting. This will drop the temperature down to 50 degrees Fahrenheit, which is the most efficient mode to conserve energy while the heater is sitting idle.
  4. Make sure that all your doors and windows have been secured shut to keep put any natural cause like wind and rain.
